An increasing trend to hire a Professional Inspector before the buyers inspector comes in is on the rise.
Professional Inspector services are currently being used to inspect your home before it goes on the market, while it’s
on the market or for the purpose of maintaining your home (maintenance inspections). A maintenance inspection
is done for the soul purpose of wanting to know how to keep your home from failing.
In a "Buyer's Market" you need all of the information
possible to negotiate a maximum price for your property! It is in your best interest to know what the Inspector will
find before the buyer's inspection.
Our experience has shown that most homes that receive a pre-sale home inspection spend less time on the market and
sell at prices closer to the listing price.
This
type of seller inspection is generally referred to as the "Pre-listing Inspection". Although the name implies
the inspection be performed before listing with an agent, it is never too late for an inspection, even after the listing has

At best, surprise problems uncovered by the buyer’s inspector may cause delays in closing, and you will
usually have to pay for repairs at the last minute, or accept a lower price on your home. With the condition of the property
being a distinct differentiator, why not be prepared and ready, rather than unprepared and reactionary.
If repairs are needed, you have two alternatives:
- You can elect to make the needed repairs,
