Are you ready for the buyer's offer? 



 

Having your home inspected prior to permitting buyers to view the property has many distinct advantages. One of the key benefits will be your preparedness for the sale; if any problems are discovered that need to be repaired, you can have the repairs done on your own terms, on your own schedule, saving you money.


An increasing trend to hire a Professional Inspector before the buyers inspector comes in is on the rise.  Professional Inspector services are currently being used to inspect your home before it goes on the market, while it’s on the market or for the purpose of maintaining your home (maintenance inspections).  A maintenance inspection is done for the soul purpose of wanting to know how to keep your home from failing. 

In a "Buyer's Market" you need all of the information possible to negotiate a maximum price for your property!  It is in your best interest to know what the Inspector will find before the buyer's inspection.  

Our experience has shown that most homes that receive a pre-sale home inspection spend less time on the market and sell at prices closer to the listing price.


This type of seller inspection is generally referred to as the "Pre-listing Inspection".  Although the name implies the inspection be performed before listing with an agent, it is never too late for an inspection, even after the listing has been placed.  Having an inspection performed may help in many ways:

    - Your property's condition is reviewed by a professional and unbiased
       Professional Inspector.

    - We will help you identify possible needed repairs which may:

          - Allow you to hire your choice of contractors and obtain                              

             fair repair pricing before repairs become a negotiating issue.
          - Provide you information to successfully price your property.
          - Prevent delays at closing.

    - Reduce your liability by Identifying safety concerns or hazards
       requiring immediate corrections.

An Inspection Report will provide prospective buyers peace of mind and may limit price negotiations during the sales process. You’ll also have an advantage over other properties the buyer is considering that may not have a report available. We will even assist you in marketing your home! CORE Home Inspections will provide you with a 'Move in Certified' sign for your front yard for all realtors and prospective buyers to see.


At best, surprise problems uncovered by the buyer’s inspector may cause delays in closing, and you will usually have to pay for repairs at the last minute, or accept a lower price on your home. With the condition of the property being a distinct differentiator, why not be prepared and ready, rather than unprepared and reactionary.


If repairs are needed, you have two alternatives:

  1. You can elect to make the needed repairs, providing our inspection report and documentation that the work was performed (receipts and warranties) to all potential buyers as they preview your home.
  2. You can elect not to make the repairs, taking into consideration the problem areas as you decide on your listing price and subsequent buyer negotiations.
